FORMER WC, ROSE HILL, FOWEY

No chain as former council WCs go on market
Feeling flushed? Then this compact property could be just for you – and there’s no chain, so to speak.
A public convenience in Fowey, owned by Cornwall Council, is being sold in February by the region’s largest land and property auctioneers, Clive Emson.
With a guide price of £10-£20,000, the freehold block of toilets at Rose Hill is set to attract keen interest from hunters of the more unusual lots.
Scott Gray, one of the auctioneers for Clive Emson in the West Country and a regular on BBC’s Homes Under the Hammer TV series, said: “It’s not often I get to say this, but this former toilet facility has an attractive façade, comprising of stone walls in an elevated position in this stunning riverside town.
“In the past couple of years all former public conveniences in our auctions across the south of England have sold – investors see future potential in them because of excellent locations, which is why they are happy to spend more than a penny buying them up.
“The property here could lend itself to a variety of uses, subject to all the necessary consents being obtainable.”
Four other Cornwall Council properties including a former school on the outskirts of Penzance are also in the auction.
The Heamoor School building on Madron Road, Heamoor, has most recently been used as a social services office but is currently empty.
It is a substantial period property on a half-acre site and is offered with a freehold guide price of £100-150,000.
Scott said: “It’s a large, attractive building that could, subject to planning approval, be used for housing, a company headquarters or office suites.”
A piece of undeveloped council land overlooking a popular Falmouth beauty spot is also for sale.
The 0.85-acre site is next to 7 Madeira Walk, Swanpool, and offers views across Swanpool Lake and Nature Reserve. The freehold has a guide price of £20-40,000.
A 0.2-acre piece of council land next to housing at Gunwalloe near Helston is in the auction too.
The site, at Parc-Askell Close, has a freehold guide price of £20,000.

The auctioneers say that both lots could be suitable for garden extensions, occasional camping, amenity, allotment or general recreational use or even residential development, subject to consents.
People seeking a piece of land on the outskirts of Camborne are likely to be interested in the fifth council lot, a 0.09-acre site next to Tehidy Golf Club at Tehidy Park.
There is a right of way over the land for the benefit of the club and it is thought that some members may bid to give themselves a chance of having their very own parking space. The fact most likely to attract attention is that this freehold lot has no reserve price.
The auction, which includes a diverse range of vacant and income-producing residential and commercial property lots as well as land right across the South West, takes place at the St Mellion International Resort near Plymouth at 11am on Thursday, 23 February.
Clive Emson’s previous series of auctions across southern England, in December, raised £13.5m in sales, with an 80% success rate.
