Acorn Blue, part of the Acorn Property Group, is an independent residential-led developer who for over 10 years has created award-winning residential schemes in prime locations throughout Devon and Cornwall. Since 2006 Acorn Blue has built and sold out at eighteen developments across the county’s; from contemporary apartments overlooking Fistral Beach to family houses in Salcombe.

Acorn Blue’s business and success is based around the ability to react quickly to opportunities and to create value by building high-quality niche developments. Promoting sensitive design through striking new architecture or the conversion of an existing building whilst also understanding and meeting the needs of the local market means each scheme varies in design and size.

Stuart Brereton Joint Regional Managing Director and Land Director at Acorn Blue says: “We do not have any typical sites but we do tend to buy land and buildings where we can use our design skills and imagination. There is no standard Acorn design as we always react to local demand and the site’s strengths and weaknesses.”

The company buys greenfield or brownfield sites in urban, rural and coastal locations and are equally happy with new build developments or regeneration projects. Specialising in flexible partnerships, over 50% of the developments are built under partnerships with landowners or introducers. They are happy to buy land with or without planning permission and look at options or planning promotion agreements.

Testament to Acorn Blue’s approach of flexibility, design and understanding of the local market is One Lusty Glaze in Newquay. The former hotel was an opportunity not to be missed with its commanding position sitting above Lusty Glaze Beach offering views of Newquay Bay in one direction and Watergate Bay in another.

The development of thirty six 1, 2, 3 and 4 bedroom apartments and nine houses (six of which were sold to a Housing Association) was launched last September and within 3 months over 50% of the apartments were reserved. Construction of the site is to complete this month and based on current interest there will only be a handful of properties remaining for sale. The new homes have attracted a mix of buyers including first time buyers (with some using the government’s Help to Buy scheme), downsizers, second home owners and holiday let investors.

Commenting on the local market, Nicola Markham, Joint Regional Managing Director and Group Sales Director, says: “Devon and Cornwall probably has the most diverse market out of Acorn Property Group’s five regions, operating in high-value prime coastal areas together with inland housing for the owner-occupier market. There is no typical buyer but there is a common theme in that many have cherished memories of Devon and Cornwall having spent holidays here and would now like to share and make new memories with the next generation – whether that is relocating, retiring and downsizing, having a second home or an investment holiday home.”

Acorn Blue has some very exciting new projects in the pipeline across the South West , currently under construction the Old Station Master’s House in Fowey is a collection of thirteen 1, 2 and 3 bedroom apartments and duplexes. The development is on the site of the former Station Master’s House and is being rebuilt using the original Plymouth stone, whilst the new building exploits the beautiful views of the River Fowey.

Construction of The Carracks, a collection of family homes in St Ives, is almost complete. The development of 2, 3 and 4 bedroom terraced and detached houses have been designed to take advantage of the beautiful inland views towards Rosewall Hill.

One of the most highly anticipated Acorn Blue development is The Dunes in the village of Perranporth; one of Cornwall’s surfing hotspots and home to the UK’s only bar on the beach, the renowned Watering Hole. The former hotel site overlooks Perranporth Beach and its three miles of golden sand, the new development offers forty 1, 2, 3 and 4 bedroom beachside apartments and houses along with a unique opportunity to let or purchase a  restaurant with a large west facing terrace and open plan layout to fit out as you wish.
